Terms for ordering

By checking the box and submitting an order, you agree to these terms.

1. What we provide. Patigro Title Services ("Patigro") prepares title and heirship research reports from public and commercially available records: chains of title, family and heir research, and contact information for living people identified as possible heirs.

2. What we are not. Patigro is not a law firm and does not give legal advice. Patigro is not a title insurance company, title agent or licensed abstractor, and a report is not an abstract of title, a title commitment, title insurance or a legal opinion. You, the attorney, are responsible for all legal conclusions, filings and advice to your client.

3. No guarantee. Research depends on what records exist and can be reached. Patigro does not guarantee that a report is complete or error-free, that every heir or record has been found, or any outcome in any matter. Findings are stated with their sources so you can verify them.

4. Price and payment. The price is $250 per decedent (each person in the line of succession who has died), unless a different price is shown on your order. The final price is shown when your report is ready. Payment is due when the research is complete, and the report opens once payment is made. Free files are marked as free and have no amount due.

5. Corrections. If a report contains an error in what the cited records show, tell us and we will correct it at no charge.

6. Use of reports. Reports are for your use in your client's matter. You may share a report with your client, the court and other parties to that matter. Do not resell or publish it. Contact information is provided only to reach possible heirs about the matter and must be used in line with applicable law.

7. Signing, notary, courier and recording services (optional). If you order coordination of signings, witnesses, notary, courier or recording, Patigro arranges those services with third parties at the price shown for your file. Patigro is not responsible for the acts of notaries, couriers, recording offices or other third parties, or for recording-office delays or rejections.

8. Limit of liability. To the extent the law allows, Patigro's total liability for any claim about a report or service is limited to the amount you paid for that report or service.

9. Your information. We use the information you submit only to prepare your report and provide our services. We do not sell it.

10. General. These terms are governed by Texas law. Patigro may update these terms; the version in effect when you submit an order applies to that order. Questions: [email protected], (563) 451-6841.

Patigro provides title, genealogy, and fact research. We do not determine legal heirship. Attorneys retain legal judgment, drafting, and final approval. No search can guarantee complete results, and we do not guarantee that any title company, court, or county clerk will accept a document.

When you send us the form, you agree that we may call, text, or email you at the contact details you gave us about your request. Consent is not a condition of any purchase. Message frequency varies. Message and data rates may apply. Reply STOP to opt out or HELP for help.

Limits

The site is provided as is. To the extent the law allows, Patigro LLC is not responsible for any loss that comes from using this site or relying on its content.
